Grazing country running out to the ranges
Country

1,435 hectares of predominantly grey loam to trap soils, timbered with Grey Box, Stringy Bark and Peppermint. About 202 hectares is forest country, with approval in place to clear another 40 to 50.

Creek country
Water

Three permanent creek systems cross the property, with dams in every paddock and several offering two water points. Two of the dams are substantial, one at about 20 megalitres, on a 910mm average rainfall.

The new sale complex, sixteen steel pens on a central laneway
Improvements

A renovated three bedroom residence plus a second, partially renovated four bedroom weatherboard cottage. Four bay machinery shed with a concrete workshop, two sets of cattle yards — one with a new crush and a cattle rail bull display pen — a woolshed, and a new sale complex of 16 all steel pens on a central laneway. Around 7km of new Stock Lock fencing.

Improved country, with dams through the paddocks
Opportunity

About 607 hectares is recently improved pasture — fescue, cocksfoot, prairie grass, plantain and red and white clovers — backed by 150kg per hectare of fertiliser a year. It has run as a finishing property and suits breeding equally, with more upside in continued pasture development.

Enterprise options

The country doesn't dictate one future

It isn't simply about how many hectares are on offer. It's about the production system those hectares can support — and none of these would need the place re-engineered to get started.

Breeding

Establish a self-contained breeding herd on the improved pasture, water and cattle infrastructure.

Backgrounding

Continue the established model: buy weaners and develop them toward export feeder specifications.

Finishing

Carry cattle further through the production cycle on the productive improved country.

Trading

Bring additional cattle on as seasonal conditions and market opportunities allow.

The development and production opportunities outlined are the views of PBS Rural Assets based on information available at the time. Prospective purchasers should undertake their own independent due diligence and satisfy themselves as to all aspects of the properties and their future production potential.
